Una sola tasa de inters es aplicada para toda la duracin del prstamo. Esta tasa no puede cambiar y es acordada al inicio del periodo

Es un tipo de inters que cambia peridicamente, hacia arriba o abajo, movindose con el LIBOR.

El trmino LIBOR es un acrnimo que se refiere al London Interbank Offered Rate, traducible como tipo de inters interbancario del mercado de Londres. Se llama as a la tasa de inters que usan los bancos como referencia para fijar el valor de diversos productos financieros.

SWAP

En una hipoteca variable, un swap es un contrato, firmado en cualquier momento de la vida de la hipoteca y en un documento independiente, por el cual el hipotecado se asegura pagar un inters fijo mximo durante un periodo de tiempo, el banco abona la diferencia cuando el Euribor es superior al tipo de referencia pactado, pero si el Euribor est por debajo del tipo de referencia pactado le tocar al hipotecado compensar la diferencia.
